Workstown is the redevelopment of a 28-acre site in the London Borough of Enfield (LBE) – one which is breathing new life and economic prosperity into a previously deprived area of north London.

The site had historically been riddled with social challenges, and was predominantly used as a centre to store scrap and sort waste. Today, it is set to be a centre for employment and job creation with state-of-the-art buildings and facilities.

Our vision was to create a place which would not only attract new businesses to the area but would provide superb facilities to accommodate existing local businesses – creating new jobs and stimulating the local economy.

Our plans are already becoming a reality; having started on site in 2018, we’ve since developed 60,000 sq ft of industrial and warehouse units for SMEs across nine units which have been built by our partners at Readie Construction. Sitting prominently on Montagu Road with easy access to the A1055 Meridian Way, the A10 Great Cambridge Rd and the A406 London’s North Circular, these have proven to be such a success that they are already approaching complete occupation. The delivery of this first phase really has set the quality standard for the rest of the scheme and businesses now based here include Direct Wholesale Foods (DWF), Perfect Goods Distribution Limited, and Dhkaka Training.

As a developer with national reach it’s great to be delivering such a transformational scheme in London, a scheme that the Mayor of London has incorporated within the Greater London Authority’s (GLA) plan.

LBE and GLA are partners on the site, meaning Workstown is another great example of HBD working closely with the local authority – transforming the area into a thriving modern employment zone with superb industrial, manufacturing and logistics facilities. It is far more than just delivering great real estate space but an example of us supporting the Council’s plans to regenerate this site into thriving employment zone which will continue to drive growth and bolster the local economy for years to come.
