In 2021, HBD acquired INTER – a three acre brownfield site in the traditional industrial area of Welwyn Garden City, north of London.
The unconditional purchase presented an exciting development opportunity in a location with high occupancy levels – but a constrained pipeline which has caused supply issues for local businesses. HBD is seeking to combat that with the introduction of three Grade ‘A’ warehouses (39,876sq ft, 13,396sq ft and 17,976sq ft) which meet the need of businesses in the area, as well as those operating within the M25 looking to relocate and reduce costs – something evidenced by similar trends at our Butterfield Business Park in Luton.
The plans make an interesting proposition for future occupiers. The Grade A warehouse accommodation has strong environmental credentials and is positioned in a great location – Tewin Road, within the Mundells Industrial area – offering easy pedestrian access into the town centre and within close proximity to junction four of the A1(M).
Flexibility will be key too, with units available on a Leasehold basis, while eco credentials such as BREEAM Excellent certification and PV panels will add to the appeal.
Ultimately, INTER will help address the current market demands, providing solutions for businesses who are looking for more sustainable accommodation. With a strategic location and a forward-thinking approach, INTER is poised to make a lasting impact on the industrial landscape.
