The owners of this prime site in Luton were looking to fulfil its true potential, when HBD first came on board back in 2015. The original intention was to use the site solely for office development, but we recommended branching out and considering multiple uses to meet demand both locally and regionally. As a result, we were confident we could kick-start Butterfield into a thriving employment site.
Since then, the first phase of industrial development has been completed, with The Quad providing modern facilities within landscaped surroundings and really setting the tone for the site. The speculative build proved a huge success, with all the units sold or let within 12 months, so we are currently in the process of building the second phase – ‘Quad 2’.
With Eden Farm – a significant 73,000 sq ft design-and-build on the site – we’ve taken a different approach, delivering a bespoke solution specifically for the occupier. We are already in discussion with a number of other prospective occupiers who are similarly looking for ‘built to suit’ units, which will represent the majority of the development moving forward.
We’re also able to offer something quite rare at Butterfield Business Park – the chance to choose a freehold or leasehold space, something which has attracted the likes of media companies, outdoor sports retailers and pharmaceutical suppliers relocating from surrounding towns and London. So next, it’s onto future phases, which promise to bring further occupiers into the fold.
Back on track, Butterfield is already proving itself to be a vibrant business environment and demonstrating Luton is an attractive location for companies to establish themselves and grow.
