NOVA is a new industrial and logistics (I&L) project located in the heart of the UK’s motorway network, between Sheffield and Nottingham.
This is an area we know and love. Having worked on the nearby Markham Vale development for the past 20 years, our HBD team is building on its experience to create an entirely new opportunity for I&L businesses looking for a new, well connected and sustainable base in the South Yorkshire and North Derbyshire.
We’re delivering this project in partnership with Devonshire Estates, a long term partner.
The 34 acre site sits approximately one mile from junction 29A of the M1, and straddles both Chesterfield and Bolsover Local Authorities, with county lines running through the site. We plan to transform this land, creating two large industrial units of 242,000sq ft and 491,000sq ft, bringing a total of 730,000sq ft to the area, space that will help create over 700 jobs and contribute greatly to the local economy.
Each building will be sustainable, aiming for BREEAM Excellent and a high EPC rating thanks to PV panels and EV charging points. We’ll also be working to create green space and amenities for the community, with tree planting adjacent to the River Doe Lea, as well as improvements to the cycleway and public right of way through the site.
And we’re protecting the site’s existing creature inhabitants, with a 10% biodiversity net gain. Our team is working with Chesterfield Council and collaborated with the Derbyshire Wildlife Trust with the aim to improve natural habitats on other local sites in Derbyshire.
Making our vision a reality
Having entered into partnership with Devonshire Estates in 2021, HBD secured planning in December 2023, and we’re now onsite with ground investigations, before undertaking archaeology works on the site.
We hope to provide development ready plateaus in 2025, giving more I&L businesses a chance to call this thriving and well connected area of the East Midlands home.
