A planning application this week has been submitted for Phase One of the Montagu Industrial Estate redevelopment in Enfield, North London.
Phase One works, if granted planning permission, will kick-start regeneration plans for the whole 27-acre estate, delivered in a joint venture between the landowner, Enfield Council, and HBD. It will significantly enhance the built environment along Montagu Road, being the most prominent site on the estate.
The first phase is expected to begin in Q2 2020, subject to planning permission being granted. It will provide a multi-let scheme totaling 55,353 sq ft made up of eight high-quality, modern industrial, warehouse units with associated offices. The units will range in size from 3,562-8,374 sq ft with the flexibility to combine units to meet occupier needs. The premises are an ideal size for local SMEs.
The cleared site covers 2.45 acres and has already seen the demolition of Unecol House, which was dilapidated and had stood empty for many years.
Harry Bunbury, Senior Development Surveyor at HBD London, said: “We are pleased to be working alongside the landowner Enfield Council, to complete the redevelopment of Montagu Estate, and look forward to getting started on site once planning permission has been granted.
“The first phase will help kick start the regeneration of the 27-acre site and will provide modern, high-quality industrial premises and business space to support small companies.
“Future phases will include larger units which will allow businesses to grow, contributing to a thriving industrial estate and in turn strengthening the local economy in Enfield. If granted, it will also offer significant improvement to the local environment, socially, aesthetically and environmentally.”
