Origin has begun work on the second phase (c.£9m) of its £30million ARK industrial and logistics scheme, delivering a further 54,000sq ft unit at Markham Vale.
Origin, a JV between HBD, part of Henry Boot, and Feldberg Capital, completed the first phase of ARK in October 2025, providing 107,000sq ft of ESG-compliant I&L space. Capital Angling secured the first unit, taking 17,050sq ft at the flagship M1 development.
Vivienne Clements, Executive Director at HBD, said: “Markham Vale is one of the region’s most successful I&L locations, which is reflected in demand from potential occupiers seeking high-quality, sustainable space. We’re pleased to see our vision for ARK almost complete, with HBC Construction now on site delivering the final unit.”
Jamie Acheson, Managing Director of Feldberg Capital, said: “ARK fits squarely within Origin’s investment strategy, combining a proven location with strong occupier demand and high-quality specification. Sustainability was a key priority for ARK, as with all Origin projects, delivering BREEAM Excellent space to support businesses in meeting their ESG objectives.”
Markham Vale is a landmark 200-acre I&L scheme delivered by HBD in joint venture with Derbyshire County Council. An award-winning development, it sits at the heart of the motorway network with direct access to the M1 via J29a. More than 2,600 new jobs have been created since work began, with occupiers including Smurfit Kappa and Bilstein.
Origin was launched to own and develop next-generation, ESG-compliant industrial and logistics assets in the UK’s mid-box market. It aims to deliver £1billion of high-quality I&L schemes over the next five to seven years.
The agents for ARK are JLL and CPP.
