New Horizon for Thane Road as demolition completes

Demolition works have completed at HBD’s landmark 48-acre New Horizon site in Nottingham; one of the largest demolition projects undertaken in the UK this year.

The Thane Road site had been home to Imperial Tobacco since the late 1960’s, before production moved overseas in 2016. HBD purchased the site in 2017 in a multimillion pound deal.

Demolition contractor, Squibb, has completed the year-long programme to dismantle the

ageing factory buildings, recycling more than 10,000 tonnes of ferrous metal, 300 tonnes of non-ferrous metals and 25,000 tonnes of recycled aggregate, achieving a hugely impressive recycling percentage of 94 per cent.

Achieved via at-source segregation of waste and with detailed planning from Squibb’s Project Team, it illustrates the ability to significantly reduce the environmental impact of construction activity where there is shared will and a joined-up approach between contractor and developer.

Justin Sheldon, Regional Manager at HBD, said: “We are very conscious of measuring and reducing the environmental impact of construction work on our schemes – New Horizon is a great example of the potential to recycle and reuse for ongoing development works, which not only benefits from a materials perspective, but also reduces transport on and off site which also cuts carbon emissions. The crushed concrete from the demolition will be reused for roads, yards, car parks and floors, eliminating waste.”

Development works on New Horizon will begin in early 2020 which will once again see enterprise return to Thane Road, creating hundreds of new jobs.

Covering 28 acres, the scheme will provide up to 500,000 sq ft of high quality industrial space for a variety of uses.

Sheldon continued: “Once completed, HBD’s investment in the site will exceed £60million, while creating hundreds of new jobs. It is one of several schemes currently underway in the East Midlands and underlines our commitment to continued investment in the region.”

James Keeton, Director at JLL, said: “New Horizon is located on one of the region’s most well-connected sites, with links to the M1 and central Nottingham. It will accommodate a variety of employment uses, offering high quality industrial space from 50,000 sq ft to 475,000 sq ft. It has been well received by potential occupiers, who are keen to benefit from both the location and the quality of the build; synonymous with HBD schemes.”
