Major Luton scheme will expand further following planning consent

HBD, part of Henry Boot, has secured outline planning consent for the next phase of Butterfield Business Park, which will see the delivery of a further 454,000 sq. ft. of flexible employment space.

HBD has delivered more than 325,000 sq. ft. across the 83-acre site, with occupiers including Eden Farm and Shoal Group alongside a range of SMEs based within the popular Quad development.

Butterfield Business Park has been an important driver of inward investment for Luton, retaining major employers and attracting new businesses to the area.

Occupiers benefit from a range of amenities alongside its excellent location and high-quality, sustainable space, including an Innovation Centre, The Village office campus, and a 155-bed Hilton Hotel.

Vivienne Clements, Executive Director at HBD, said: “HBD is known for its ability to take a long-term view on strategic development projects – Butterfield Business Park demonstrates the impact that approach can have when done well. Since work began eight years ago, the site has been completely transformed, providing space for businesses to expand, and creating hundreds of jobs.

“It’s fantastic to have now secured outline planning consent for the next phase of development at Butterfield, delivering almost half a million sq. ft. of sustainable employment space and supporting Luton in continuing to drive economic growth.”

Nick Diment, Partner in the Planning team at Knight Frank said: “After extensive collaboration with dedicated Members and Officers of Luton Borough Council, we are delighted to have achieved outline planning permission for the remainder of Butterfield Business Park.

“Securing a flexible planning consent incorporating B8 uses is essential in meeting the changing economic and occupier demand. It is therefore encouraging that Luton Borough Council recognised the wider benefits of the scheme and in doing so, delivering on its own aspirations for economic growth across the Borough.”
