I&L platform Origin starts on site with first JV development

Work has started on site at INTER, Welwyn Garden City, the first development to be delivered by Origin, the UK focused industrial and logistics platform formed by HBD, part of Henry Boot, and Feldberg Capital.

The three unit scheme will deliver 71,000sq ft of prime industrial and logistics space located in the centre of Welwyn Garden City. INTER will provide occupiers with high specification accommodation coupled with excellent ESG credentials.

Contractor Mitchell Design and Construction has been appointed to deliver the development, which is to complete in Q4 2025.

Vivienne Clements, Executive Director of HBD, said: “It’s positive to see INTER starting on site, the first of three high quality I&L schemes due to get underway in the coming weeks following the launch of the Origin JV in December. INTER is extremely well located and, coupled with its market leading sustainability credentials, is sure to appeal to ESG conscious occupiers.”

Jamie Acheson, Managing Director of Feldberg Capital, commented: “It’s great to hit the ground running with the first of the seed assets as we look to rapidly scale the Origin platform with further acquisitions across the UK. We have strong conviction in the occupational markets and believe the market timing is perfect to capture the growth driven by wider tailwinds in the investment market.”

HBD and Feldberg announced the launch of Origin in December 2024. The joint venture will own and develop next generation, ESG compliant I&L assets in the UK’s mid box market. It was seeded with an initial portfolio of three sites from HBD’s pipeline with a combined GDV of circa £100million. It aims to deliver circa £1bn of high quality I&L schemes over the next seven years.

The agents for INTER are Adroit Real Estate Advisors and Hollis Hockley.
