Neighbourhood, a new £150million GDV BTR scheme in Birmingham’s Jewellery Quarter, has moved forward after developer HBD, part of Henry Boot, secured a number of amendments to planning.
Neighbourhood will comprise 504 apartments and a range of amenities for residents including a winter garden, a gym and dedicated work from home space. Alongside a new square with independent bars and restaurants, the scheme will also create landscaped public gardens for the Jewellery Quarter community to enjoy.
The planning amendments will see an additional storey added to four of five of the new buildings and will alter the unit mix to deliver more one-bed apartments. Designed to meet the RIBA 2030 Climate Change target, Neighbourhood will be a best-in-class sustainable development.
The redevelopment of the 2.6-acre site, formerly home to a Sytner car showroom, will transform a key gateway into the Jewellery Quarter.

HBD benefits from recent experience within the Jewellery Quarter having completed Setl last year, a 102-apartment scheme which is already more than 90% sold. The luxury development boasts a range of hotel-style amenities including a residents’ lounge, a wellness studio and a large rooftop garden with beautiful views across the Birmingham skyline.
HBD has delivered a number of large, award-winning urban regeneration schemes in recent years across the UK. Among them is Kampus; 534 BTR apartments alongside a host of independent leisure operators to create an exciting new neighbourhood in Manchester. Kampus has proven very successful, achieving a circa 10% rental premium on competing BTR schemes in the city.
