HBD lets ground floor commercial space at Setl

Developer HBD, part of Henry Boot, has let one of two ground floor commercial units at Setl, its luxury Jewellery Quarter residential scheme.

Independent coffee shop ‘Besa’ has chosen the 493sq ft space for its very first location and will open this winter following the completion of its fit-out.

Besa is the creation of Claire Di Palma and Alex Vorf, owners of the popular Eagle Kickboxing Academy. The Academy is also based in the Jewellery Quarter and since 2012 has trained more than 4,000 martial arts students and produced several champions.

Located on Ludgate Hill, just off St Paul’s Square, Besa will prove popular with both Setl residents and the wider Jewellery Quarter community, serving South American blends alongside seasonal specials and a range of locally baked cakes and pastries.

Ed Hutchinson, Managing Director at HBD, said: “We’re pleased to welcome Besa to Setl, enhancing the amenity offer for both residents and the wider Jewellery Quarter community. The commercial space at Setl was designed with a unique independent operator like Besa in mind and the brand’s commitment to quality aligns with our vision for the development. We look forward to working with the team as their vision takes shape over the coming weeks.”

Commenting on the launch of Besa at Setl, Alex said: “We’re excited to be opening our first coffee shop at Setl; the location is ideal and the space is perfect for our concept.”

Claire added: “Opening our own coffee shop is something we’ve wanted to do for a long time now and when we saw Setl we knew it was the perfect location. Besa means ‘code of honour’ – we chose the name because it reflects the values at the heart of the Besa brand; passion, authenticity and our commitment to quality.”

Setl, just off St Paul’s Square, is one of the Jewellery Quarter’s newest residential buildings. Developed by HBD, part of Henry Boot, its calming design and luxury hotel-style amenities have quickly made it one of Birmingham’s most sought-after addresses.

More than 90% of the apartments at Setl are now sold, with just eight two-bed properties now remaining. Viewings can be booked via birminghamrds@savills.com and more information can be found at https://setl.space.

HBD, part of Henry Boot, is one of the UK’s most well-established property developers. It boasts an impressive track record, strong financial backing and a reputation for delivery that has seen it become the partner of choice for local authorities, investors and developers. Working with a £1.3billion development pipeline, HBD operates from six UK offices, focusing on industrial and logistics, urban development and residential projects.

There is one commercial unit remaining at Setl and potential occupiers are asked to get in touch with agent, Creative Retail.
