Barings, one of the world’s largest diversified real estate investment managers, and HBD, part of Henry Boot, have completed their landmark 380,000sq ft net zero carbon industrial development in Rainham, London.
Known as Momentum, the development boasts some of the most impressive sustainability credentials in the market, appealing to ESG conscious, forward thinking occupiers. Designed to minimise energy consumption, it comprises a range of sustainability features including solar panels, EV and passive fleet charging coupled with state of the art intelligent building systems.
One of London’s most well located industrial and logistics schemes, Momentum is just 7.3 miles from Junction 31 of the M25 and adjacent to the Thames. The four units of 171,000sq ft, 101,000sq ft, 68,000sq ft and 41,000sq ft are now available to let.
The BREEAM Excellent, carbon neutral development is a joint venture partnership between HBD and Barings, on behalf of its second European real estate value add fund (BREEVA II).
The agents for Momentum are CBRE, Glenny and DTRE.
Paul Smith, Director of UK Asset Management at Barings Real Estate, said: “Momentum demonstrates what a joint venture with a shared vision for best in class real estate can achieve. Delivered on behalf of BREEVA II, Momentum provides what modern industrial and logistics occupiers are seeking from their premises, namely that they are in excellent locations with highly sustainable credentials.”
Ed Hutchinson, Managing Director of HBD, said: “It’s fantastic to see Momentum complete. The development is BREEAM Excellent with an EPC rating of A Plus, securing the highest sustainability credentials, and is very much an industrial and logistics scheme designed for the future.
“Momentum is a step above comparative schemes in meeting occupier ESG requirements and provides a range of amenities for employees, from landscaped grounds and picnic areas through to dedicated quiet rooms. It’s the ideal location for forward thinking businesses.”
The development has been designed and landscaped to encourage employees to get active, with links to the Thames Cycle Path and access to Coldharbour Jetty.
