HBD and Barings begin work on landmark London industrial scheme

Work has started on Momentum, a landmark green industrial development in London; which will see a 380,000 sq. ft. carbon neutral, BREEAM Excellent scheme delivered by HBD and Barings.

Located in Rainham, east London, the landmark project will deliver four units from 41,126 to 171,406 sq. ft. The units are being brought forward on a speculative basis, demonstrating confidence in the market where supply remains constrained.

The carbon neutral development has been designed for low energy consumption and maximum efficiency, with solar panels covering all available roof surface, EV charging facilities, an EPC A-plus rating, and intelligent building systems including passive fleet charging to the yards.

Sitting within a 20-acre site adjacent to the Thames, Momentum offers links to the Thames Cycle Path and access to Coldharbour Jetty. It also benefits from excellent connections into central London and out, via the A13 just minutes away.

Wellness has been carefully considered, with a range of amenities for occupiers including quiet rooms and shower facilities. Picnic areas will sit within landscaped grounds, with 225 trees, new hedgerows and other greenery, along with landscape buffers to protect wildlife and nurture biodiversity.

Contractor Readie Construction will deliver Momentum, which will complete in Q4 2023.
