75,000 sq. ft. speculative industrial scheme approved for Preston in boost for the market

HBD Barnfield has secured planning permission for a 75, 000 sq. ft. industrial unit at East, an 18-acre strategic development site in Preston.

East is being delivered as part of a joint venture between developers, HBD and Barnfield Group.

Just yards from Junction 31A of the M6 and close to Preston City Centre, East has seen strong interest from potential occupiers given its unmatched connectivity and high-quality build options.

The phase will comprise five individual units, ranging from 10,000 sq. ft. to 21,000 sq. ft.

There are a range of units available at East – both light industrial and logistics space for local occupiers, many of which previously struggled to find the right facilities, as well as larger units for large corporates and international businesses.

Steve Manifold, Senior Development Surveyor at HBD, said: “East is a key strategic development site, which is extremely well-located – we’ve seen a lot of interest as a result of that, as well as the continued shortage of available, well-situated industrial stock.

“This is the first speculative industrial scheme in the area for several years, which is indicative of our confidence both in East and the strength of the North West market. We’re pleased to have secured planning permission and look forward to getting started on site.”

Tracy Clavell-Bate, Head of Development & Acquisitions for Barnfield Group commented:”It’s great to launch East on the back of this planning consent, on a site that has laid undeveloped for many years. This is our second project as a joint venture and we are excited to be working in the Preston area again following the success of Millennium City Park.”

The agents for East are Gerald Eve and Eckersley Property.
