HBD, part of Henry Boot, has secured the green light for a new £37 million GDV industrial and logistics development in Skelmersdale, Lancashire.
TWO45 is a prime industrial and logistics scheme located just minutes from the M58 and M6. The 10-acre site was acquired by HBD in 2021, with a planning application submitted in late 2023.
HBD will now bring forward a 245,000 sq ft unit, which is ideally suited for a single occupier within the distribution or manufacturing sector. The developer has already begun marketing the net zero carbon-enabled scheme, which is targeting BREEAM Excellent and an EPC rating of A.
Ed Hutchinson, managing director of HBD, said: “We’re pleased to have secured planning for TWO45 – Grade A industrial and logistics space remains constrained in prime locations, so it’s positive to be able to bring the scheme forward. We have seen positive interest from occupiers, particularly given its strong ESG credentials, and look forward to starting on site next year.”
