APEX is a cutting edge industrial and logistics development, offering high specification spaces for local, national, and global occupiers.

Owned by HBD’s sister company Hallam in partnership with CEG (Commercial Estates Group), the site has for a long time had significant unrealised potential due to its excellent connectivity to the East Midlands, enhanced by the new MARR road, which provides superb accessibility.

A new future for APEX

HBD was appointed to work alongside CEG as partner in 2022, leveraging its expertise in delivering high quality industrial and logistics spaces.

In early 2024, HBD and CEG successfully secured planning permission for the site (subject to Section 106 conditions), enabling the creation of 392,000sq ft of units, 500 jobs, and transforming the land into a premier logistics and manufacturing hub.

APEX will feature a range of units tailored for various businesses. The standout offering is Unit 1, a larger unit with 149,467sq ft of space. It will be complemented by units ranging from 34,672sq ft to 66,176sq ft, as well as Unit 5, which offers semi-detached spaces of 32,378 and 45,553sq ft.

These units are ideal for local, national, and global occupiers, including third-party logistics providers, manufacturers, and retailers, contributing significantly to the local economy and creating hundreds of new jobs.

The site’s location also offers great value and access to a talented workforce, with 1.1 million working age residents within a 45 minute radius. The new Hallam residential scheme planned nearby will further enhance the community, providing a source of local labour and reducing commute times for future employees.

Excellence in sustainability and amenities

Each unit will be ‘built to suit’ and available on a freehold or leasehold basis, featuring 4MVA power provision and the capability to meet net zero requirements. Sustainability credentials are projected to include EPC A ratings and BREEAM ‘Very Good’ certifications across the site.

Beyond the buildings, HBD and CEG are also committed to enhancing the local infrastructure and environment. This includes creating a new 6 metre cycle/footway along Abbott Road, improving the safety of pedestrian crossings, rerouting the PROW through the site, and providing new bus stops and bus service contributions.

The development will also boast extensive landscaping, including hedgerow and tree planting around the site’s perimeter, and shrub and bulb planting to create a rich green space. These efforts are expected to achieve a 26.17% gain in the site’s hedgerow resource.

Next Steps

With planning secured, construction is set to begin next year. HBD and CEG are actively engaging with prospective occupiers, supported by agents M1, FHP, and CPP, to ensure the successful realisation of this transformative project.
