Green light for major Enfield regeneration project

Property developer HBD is on course to deliver a major regeneration project across the 27-acre Montagu Industrial Estate in Enfield, North London, after the first phase received the green light from local planners.

The scheme, named EN406, is being delivered in a joint venture between Enfield Council and HBD.

The estate is a key industrial site within the Enfield Borough and Greater London, located only minutes from the North Circular (A406). Currently dilapidated and under-utilised, the regeneration project aims to deliver new modern business space, acting as a catalyst for job creation.

Phase one of the new scheme will provide a multi-let scheme totaling 55,353 sq ft comprising eight high-quality, modern, industrial and warehouse units with offices. Ranging from 3,500 sq ft to 8,374 sq ft, the new build units are an ideal size for local SMEs. Construction is expected to begin in Q2 of 2020 and the units will be available for occupation early 2021.

Creating new space for these sectors to grow, whilst improving land use efficiency and broadening the range and quality of jobs for local residents, is a Council priority.

“The redevelopment of the Montagu Industrial Estate will provide buildings to meet the demands of modern businesses, which will help maximise employment opportunities for local people as well as providing income from the Council. Enfield Council is committed to supporting industry in the borough to ensure economic growth and a wider range of quality jobs for local people.”
